Placement of Tenant
What’s included:
- Advertise for suitable tenant at landlord’s expense. Funds must be advanced.
- Screen all calls from ads and pre-qualify tenant
- Advise landlord of progress and potential tenants
- Process application from tenant, check credit rating and references as required
- Complete paperwork including tenancy agreement
- Provide a “detailed addendum” to the standard RTA
- Property condition report, pictures of property
- If applicable complete Strata Form K
- Collect post-dated cheques or arrange direct deposit into account
- Make arrangements for move in with building manager or owner
- Assist new tenant with connecting utilities etc.
Ongoing Property Management
Includes Placement of Tenant Plus:
- Processing of rent cheques monthly
- All banking procedures
- Payment of property taxes, annual utilities etc.
- Issue monthly statement of property activity
- Routine repairs and maintenance by trades people
- Liaison between landlord and tenant
- Enforce the Residential Tenancy Act
- Rent increases
- Termination of Tenancy
- Arbitration hearings at additional cost
- Check in and check out procedures
- Final annual accounting
Non Resident Package
*Non-resident owners are defined by Revenue Canada as living outside of Canada and no longer Canadian Residents for tax purposes.
Includes Placement of Tenant Plus:
- NR 6 Filing, withholding tax, monthly remittances to Revenue Canada, and annual summary.
- Processing of rent cheques monthly
- All banking procedures
- Payment of property taxes, annual utilities etc.
- Issue monthly statement of property activity
- Routine repairs and maintenance by trades people
- Non-resident tax remittances
- Liaison between landlord and tenant
- Enforce the Residential Tenancy Act
- Rent increases
- Termination of Tenancy
- Arbitration hearings at additional cost
- Check in and check out procedures
- Final annual accounting
- International long distance and postage for communication with landlord
Home Check Services
What’s Included:
- Weekly, bi-weekly, or daily checks structured around your individual needs
- Property log maintained for insurance purposes
- In-depth exterior and interior property checks
- Pick-up, removal and/or re-direction of mail, packages, newspapers etc.
- Organization of repairs or maintenance as required
- Available to allow access upon your request or instruction
- Monthly accounting and statement services
- International long distance and postage for communication with landlord
