NON-RESIDENT OWNERS, as defined by the Canada Revenue Agency, are individuals who live outside of Canada and are no longer considered Canadian residents for tax purposes.
NON-RESIDENT TAX REMITTANCE. We will withhold 25% of the gross monthly rent, as required, and remit these funds directly to the Canada Revenue Agency on your behalf.
NR4 REPORTING. At year end, we prepare and issue the required NR4 information slip, along with an Annual Transaction Summary and Statement of Net Income, ensuring you and your accountant have the documentation needed for tax reporting.
IMPORTANT NOTE REGARDING NR6. While we do not offer NR6 applications or filings, we are happy to work collaboratively with your accountant or tax advisor should you choose to pursue an NR6 independently.
BANKING & MONTHLY REPORTING. All banking procedures are included. Rent is processed monthly, authorized expenses (property taxes, utilities, strata fees, etc.) are paid as instructed, and you receive a clear monthly statement of property activity so you’re always informed.
